Terms & Conditions

1. General

These Terms & Conditions govern all reservations and stays at Forest Park Garden Apartment, Mokrohajská cesta 10, 841 04 Bratislava, Slovakia, operated by Ing. Barbara Chiusoliová (hereinafter “Forest Park”, “we”, or “us”). By completing a reservation, you agree to these terms in full.

2. Booking & Payment

When placing a reservation, guests are required to provide a valid payment method (credit or debit card). The card is validated at the time of booking but is not charged immediately. A reservation is considered confirmed once a valid payment method has been successfully verified.

The full accommodation fee is charged automatically 7 days before the check-in date. For reservations made within 7 days of arrival, the accommodation fee is charged immediately upon booking. A security deposit hold is placed separately at check-in (see Section 4). All prices are listed in Euros (€) and represent the accommodation fee only. Prices do not include the local tourist tax.

All guests are required by city of Bratislava to pay a local tourist tax of 3€ per person per night. This tax is calculated based on the number of guests and the length of stay, collected by Forest Park on behalf of the City of Bratislava, and charged separately during online check-in.

3. Cancellation Policy

Cancellations made more than 7 days before the check-in date are free of charge and will receive a full refund. If a reservation is cancelled 7 days or fewer before the check-in date, the full booking amount is non-refundable. No-shows are treated as same-day cancellations and are non-refundable. We reserve the right to cancel a reservation in exceptional circumstances, in which case a full refund will be issued.

4. Security Deposit

A security deposit of 200€ will be held on your payment card at check-in. This is a temporary authorization (hold), not a charge. The hold is automatically released within 1 day after check-out, provided no damages, excessive cleaning requirements, or violations of these terms are found. In the event of damage or breach of house rules, all or part of the deposit may be charged to cover the associated costs.

5. Check-in & Check-out

Check-in is available from 14:00 onwards. Check-out is by 10:00 at the latest. Self-service check-in is available around the clock. Guests are required to complete an online check-in process before arrival, which includes uploading a copy of a valid identity document (ID card or passport) for all guests aged 18 and over. This is required both by Slovak accommodation law and for the administration of the local tourist tax. Early check-in or late check-out may be available upon request and is subject to availability.

6. House Rules

The maximum occupancy is 6 guests. Exceeding this limit without prior written agreement is grounds for immediate termination of the stay without refund. Quiet hours are observed between 22:00 and 07:00. During this time, guests must keep noise to a level that does not disturb neighbours. Smoking is strictly prohibited inside the apartment. Smoking is permitted on outdoor terraces only.

Pets are welcome with a surcharge of 10€ per pet per stay. Pet owners are fully responsible for any damage caused by their animals and must ensure pets do not disturb other guests or neighbours. Pets must not be left unattended in the apartment.

Parties, events, and gatherings exceeding the maximum occupancy are not permitted. The use of barbecue facilities and the hot tub is subject to the safety instructions provided on-site.

7. Liability & Damages

Guests are responsible for any damage to the property, its furnishings, equipment, or fixtures caused during their stay. Any damage must be reported to us immediately. Repair or replacement costs will be deducted from the security deposit or charged to the guest’s payment card if costs exceed the deposit amount. Forest Park is not liable for loss or damage to guests’ personal belongings. Forest Park is not liable for any interruption to services (such as internet, hot water, or electricity) caused by circumstances beyond our control.

8. Guest Obligations

Guests must use the apartment solely for the purpose of short-term accommodation. The apartment must not be used for any unlawful purpose. Guests agree to leave the apartment in a reasonable condition upon check-out. Excessive cleaning requirements may result in a deduction from the security deposit. All guests must comply with applicable Slovak law, including providing valid identification upon request.

9. Governing Law

These Terms & Conditions are governed by the laws of the Slovak Republic. Any disputes arising from or in connection with these terms shall be resolved by the competent courts of the Slovak Republic.
